Buyer's Inspections
Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. A buyer’s inspection is not home insurance but will summarize material problems in one concise report helping you make that final offer with confidence.
Pre-Listing Inspections
Should I make repairs to my house before putting it on the market? That is a great question and your realtor may encourage you to have an inspection done to avoid losing a prospective buyer or renegotiating the price of the home due to defects or aging systems. Most buyers will still want to perform their own inspection, but with a Rausch pre-listing inspection, you can have confidence that no material defect will stop the sale of your home.
Radon Testing
Radon is colorless and odorless, and it is extremely carcinogenic. According to the EPA, radon is one of the leading contributors to the development of lung cancer, only behind smoking. For this reason, testing for radon before purchasing a home and having mitigation put in place is a wise decision.
Thermal Imaging
Infrared technology can quickly scan an area to detect moisture issues, missing insulation, electrical and HVAC problems. Infrared does not see through walls, but reveals temperature differentials that a trained inspector can use to assess a system. Rausch inspections uses this tool where needed along with a moisture sensor and a thermal gun during inspections. There is no additional charge for this service.
Maintenance Inspections
As homes age, the quality of the building and its utilities begin to deteriorate. All components of a structure have an expected useful life and that life is dramatically shortened without regular maintenance. If you have not inspected your attic and crawl space in the last five years, a Rausch Maintenance Inspection can help you prioritize maintenance needs and resolve issues before they become expensive. A maintenance inspection reports on the condition of areas in your home that you don’t normally see including the roof, attic space, heating and cooling system, and the crawl space.
Commercial Inspections
A "small commercial" building inspection up to 10,000 square feet provides facility information a business owner needs. A Rausch inspection provides electrical, HVAC, structural, and plumbing data with recommendations and detail to help you know what experts to contact for repairs, remodels, and public safety. An inspection report gives the big picture so you can weigh all the factors involved in your decision making.

While Rausch Property Inspections encourages our clients to be present for a summary on the day of the inspection, we understand that you may not be available.
Regardless of whether or not you attend the inspection, the report will compile a photo-rich summary that you can review with your realtor. The report’s concise summary list will help you assess what is materially important to make confident decisions.
Your report will be uploaded for review typically within 24 hours of the conclusion of the home inspection so that you can quickly access a full overview of the findings with your agent.

What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How long does a home inspection take?
Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).
Should I attend the inspection?
Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.

I have worked in a number of industries including construction, farming, retail, education and business. I like learning and sharing what I learn. Having experience in general construction, residential foundations, framing, roofing, and renovation work, I trained as a home inspector with a local company for six months before becoming certified with InterNACHI and passing the National Home Inspector exam required by the Oregon Contractors’ Board. I enjoy investigating structures and providing relevant information to my clients and receive satisfaction knowing you have relevant and complete information to make a wise decision.
